Timber is still the floor most Sydney owners picture first: warm, long-lasting and able to be sanded back years later. We supply and install solid hardwood and engineered oak in houses, terraces and apartments, and recommend the installation method after checking the subfloor.

Solid hardwood or engineered oak?
Solid hardwood boards are one piece of timber and are usually nailed to joists or glued to a slab. They can be sanded many times over their life. Engineered boards have a real timber wear layer over a stable core, which makes them less prone to movement and a better fit for slabs, apartments and homes with underfloor heating. Engineered oak is also available in wider boards and in herringbone and chevron patterns.
How timber is installed
On suspended timber subfloors, boards are typically secret-nailed to the joists. On concrete, they are either direct-stuck with an adhesive or floated over an underlay. Direct-stick installs feel more solid and are often required in apartments for acoustic reasons; floating installs are quicker and suit many houses.
Preparation that makes or breaks a timber floor
Before installing we take moisture readings, check the slab or joists are flat and sound, and allow boards to acclimatise where the product requires it. Grinding high spots, levelling dips and fixing loose joists are the steps that stop squeaks, gaps and cupping later.
Timber in Sydney apartments
Most strata schemes need approval before a hard floor replaces carpet and set a minimum acoustic rating. We provide product and underlay specifications for your application, and use acoustic underlays or direct-stick systems that meet the building's requirements.
Looking after timber floors
Use felt pads under furniture, a door mat at entries and a damp (not wet) mop with a timber-safe cleaner. When the finish wears, a light sand and recoat restores it without replacing the boards.

Can timber go in a kitchen?+
Yes, with care. Engineered timber with a durable finish works in kitchens, but spills should be wiped up promptly. For laundries and bathrooms, hybrid or vinyl is the better choice.
Is engineered timber 'real' timber?+
Yes. The top layer is real hardwood such as oak. Depending on its thickness, it can usually be sanded and recoated at least once.
Do you remove the old flooring first?+
Yes. We lift old carpet, underlay or floating floors and prepare the subfloor before installing.
